Position: Multifamily Project Estimator and Manager

Status: Full Time, Salaried (OT Exempt)

Location: Missoula, MT

Position Description:

This position will be a hybrid position of an Estimator and Project Manager.  Summit Construction Group, Inc. ("SCG") is wholly owned by Summit Housing Group, Inc. ("SHG") who develops affordable multifamily housing in 6 states.  This position will be tasked with the estimating, buyout and project management of approximately 2 projects at any given time working with Construction Manager and Associate Project Manager.  Company does not perform 3rd Party General contracting, all projects will be for the parent company. Specific duties include:

  • Utilize Time Management and Organizational skills to service multiple projects during the course of a business day.
  • Draft/Negotiate Subcontractor Scopes of Work to establish clear expectations with Subcontractor to avoid scope gaps
  • Receive and evaluate subcontractor quotes for applicable scopes and alignment with contract documents
  • Qualify vendor proposals looking for scope duplication and/or omissions/exclusions.
  • Continually develop and maintain relationships with vendor and subcontractor base.
  • Work, communicate, and present, directly to owner, construction managers, architect, and sub-tier contractors to ensure project budgets and schedules are met. 
  • Prepare detailed quantity take-offs (quantity), develop assumed specifications (quality), and assign market relevant cost factors to fully articulate construction costs.
  • Accurately draft/review/present project schedules that are created with the help of the project superintendent.
  • Fulfill project goals determined by Owner and Developer. 
  • Demonstrate proficient creativity, conflict resolution, and negotiating abilities.
  • Work at a high level of performance while operating a deadline driven environment.
  • Performs other duties as assigned.
  • Confers with supervisory personnel to discuss such matters as work procedures, complaints, and construction problems.

Project Financial Responsibilities

  • Review Pay Applications that are put together by accounting team for adherence to Subcontract values and percentage complete billings
  • Gather information for change orders and present to Construction Manager
  • Detailed Quantity Take offs for General Contractor provided materials.  Below is a partial list of GC provided materials
    • Lumber
    • Drywall
    • Cabinets
    • Doors
    • Trim
    • Fixtures (light and plumbing)
  • Work with Superintendent and assistant project manager to schedule delivery of materials.
  • Project Start-up and Scheduling:
    • Coordinate with job start up vendors (temp fence, toilet, job trailer ETC)
  • Project Administration, Coordination, and Close-out
    • RFI's, Change Orders, Submittals, punchlist
  • Maintain and assist superintendent in enforce safety programs and procedures
  • Take Meeting minutes for subcontractor meetings

Required Skills and Experience:

  • Knowledge of current applied techniques in project estimating from conceptual state to final detailed estimating.
  • Knowledge of cost estimating software and tracking to create a database tool for cost estimating and forecasting.
  • Knowledge of building information modeling as an estimating data tool.
  • Knowledge of building construction, materials, and methods.
  • Knowledge of Federal, State, and local building codes, ordinances, and regulations.
  • Ability to read and interpret plans and specifications.
  • Skill in organizing resources and establishing priorities.
  • Ability to understand and follow complex, detailed technical instructions.
  • Strong interpersonal and communication skills and the ability to work effectively with a wide range of constituencies in a diverse community.
  • Ability to communicate technical information to non-technical personnel.
  • Knowledge of critical path milestones and construction schedule impact to costs.

Minimum Requirements

  • Bachelor's Degree in Construction Management, Architecture, or Engineering preferred
  • 4 or more years of commercial/multifamily construction project estimating and management experience, working for general contractor
  • Proficiency using a computer and company communication tools such as email, internet, and Microsoft products (e.g., Word, Office, Excel, Outlook)

Pay and Benefits:

  • Schedule: Full-time
  • Pay scale: Salary of $65,000.00 to $80,000.00 per year DOE plus project performance bonus program.
